There are times when a homeowner wants to know the approximate value of their property but can’t be doing with the hassle of having agents round – it may be that you are at the early planning stages or perhaps you’ve not had a valuation for several years and are just curious. Either way our new drive-by valuation service may be the answer. 

By using our vast library of local property sales data combined with the ever increasing volume of information available online we can provide you with a ballpark value for your property without visiting..
Within our office we collate details of every property that we have sold, marketed or just valued over the last few years – by putting that information together with our expert knowledge of month by month price movements in the area we can make a fairly accurate judgment as to the current value of your property.
Everybody knows that sold prices are made publicly available just few weeks after a transaction completes. The drawback is that the data is very limited – it tells you whether the property was a house or a flat and whether it was detached or terraced but that is about it. What you may not know is that agents can now combine that data with historical property details provided by portals such as Rightmove and Find a Property. We now have access to the full particulars of every property listed on those portals going back several years and where possible those particulars are matched to the Land Registry sold data.

What if your property has been extended or improved? Well, the first one is not too difficult. With the improvement of satellite imagery we can now see right in to your garden from our office PCs. The quality of the bird’s eye views will normally be clear enough to show us the size and shape of your extension and help us to estimate how much value it has added – the same applies to loft conversions.

The technology does not yet exist (thankfully) to allow us to see the inside of your property so we do ask for your help on that one – at the bottom of the simple form that we ask you to compete is a drop down list where you can rate the current condition of your property on a scale of 1 to 10.
