Mr Steve Hobbs carried out the survey for my flat and also to put on the report how much the lease extension should cost. The Landlord however was very unreasonable and wanted nearly £10k more than what Mr Hobbs had stated and so Mr Hobbs went ahead with the negotiation and managed to get the premium down to nearly £10k less than what the unruly landlord wanted. Matthew prepared a desk top valuation report using floorplans I already had for my property, which was less expensive than but still very in-depth. Having never been through a lease extension process before he made it so much simpler for me. When I received the Landlord's counter offer which was initially quite high I was a little worried. Matthew was extremely professional and very efficient in keeping me updated. Matthew successfully negotiated with the landlords valuers on my behalf to reduce the lease premium down by over £2,000 on their initial offer. After receiving quotes from 6 companies, we went for Peter Barry. Although not the cheapest option, their teams are well organised and promptly responded to our queries. We were happy with the building survey, which was helpful to decide whether we would proceed with the property as we had some concerns. (We eventually did and had the completion recently!) The report is professionally written and you may need to teach yourself if you are uninitiated. The only minus was the report didn't come with any photos of the property. We received some at our request later, but weren't so useful to be fair.
