Whilst sometimes referred to as Building Control and commonly considered yet another hurdle to jump over before your project can begin it is important as this stage serves to ensure your safety.
By far the most technical aspect of any project is the Building Regulation approval stage. This requires intricate and precise drawings that will detail exactly how the building will be constructed. At times it will also require the input of other industry professionals such as a structural engineer.
In short, this stage requires us to prove that the proposed works comply with the most recent edition of the Building Regulations. On the surface it looks to be a very confusing and detailed package of drawings. In reality it is detailed but it need not be confusing. Our team of Architectural Technicians will be able to produce a professional package of drawings that demonstrate compliance.
Provided we have a strong idea that the design scheme will be granted permission we can look to proceed with this stage of work at the same time as the previous stage. This allows us to ensure that the project is completed in the most time efficient manner.
Again, there is a decision to be made as to how compliance is gained, an application can be made through the local authority or an approved corporate inspector can be instructed. There are benefits to both options which is further explored in our Building Control blog post.
Once drawings have been sourced from other industry professionals, a package of drawings is collated that is consistent with one another whilst also bringing through any specification outlined in the planning stage such as in respect of building materials and finishing. This package can then be submitted and also provided to a builder to analyse and provide a costing but a site visit may also be necessary.
It is worth bearing mind that this stage is an evolutionary one, amendments to the drawings are common following comments from the Building Control Officer, again, and as always our team will act as your agent in all correspondence so that it dealt with efficiently. Any updated drawings will be sent to you so that you can update your builder.
Full Building Regulation approval will not be gained until the project has been completed as the Building Control Officer will want to conduct site visits during certain parts of the build to ensure compliance. Once the project is finished you will be issued with a certificate to demonstrate compliance.
