The design phase of a project is undoubtedly the most important stage of all but that does not mean it cannot be the most fun, it is here that we can allow ourselves to indulge in ideas yet to be explored. It is this crucial set of discussions that will set the tone for how the project proceeds.
First and foremost it is imperative that we as professionals and you as our clients agree on a design brief, in short, what do you want? Once this has been established the details of such can be fleshed out. It is worth pointing out however that the very essence of this stage is fluid; amendments and alterations can and most likely will be made.
Our architectural team will sit down with you and discuss design ideas to ensure that we are able to extract the best possible solution for your project. At times this may mean deviating from the previous design idea to throw a completely new thought process into the mix allowing us to explore all possibilities.
The team will also analyse local planning guidance to ensure that your application is likely to be granted, this ultimately will lead to a successful project rather than a rejected scheme. When dealing with Permitted Development we will clearly outline the set parameters we must work within from the outset so that a clear understanding of the rules is set. Once there is an agreed design scheme, we can proceed with the route to gaining permission that has been deemed most appropriate; that may mean submitting multiple applications at the same time or submitting different types of applications.
Whichever route is decided upon, we will take the stress of this complex process away from you and by acting as your agent. Any further correspondence from the local authority will be sent directly to us to ensure that it is dealt with efficiently.
This may require the submission of further drawings or documentation such as a Design and Access Statement but this will all be dealt with by our architectural team with any documentation produced forwarded to you for your records.
Once the application is validated it is then processed for 8 weeks before a decision is made. Provided permission is granted we can then proceed with the next stage of work.
