We were instructed by a client to carry out an RICS Level 2 Homebuyer Survey for a one-bedroom flat that they were looking to purchase in Finsbury Park, N4. The building was relatively modern, constructed around 2011, and our surveyor, David Breeze, was able to use a drone to inspect the green roof at high level.

Internally, David found the floors, ceilings and walls to be in good condition, rating these elements in the green category to indicate that no immediate action was required and offering reassurance to the client. Although the flat itself presented well, David highlighted the importance of gathering together the necessary documentation including a valid EWS1 form in respect of the building’s cladding. The report also outlined the potential implications in the report if documents are missing.

The client, a first-time buyer, later left a review stating how much they “appreciated how clearly and accessibly” the information was presented.
