One of our surveyors, James Merewether, recently assisted with a home owner who was looking to undertake a single storey rear extension. James served the relevant party wall notices on the nieghbours on both sides who both subsequently dissented and appointed James as the ‘agreed’ surveyor.

During the initial inspection of one side to undertake the schedule of condition report, James advised if the owners would consider allowing the flank wall of the extension to be built as a party wall, which they could use if they undertook similar works. This requires the express consent of the adjoining owners and fortunately they were more than willing to do this as they were indeed looking to undertake similar works.

James liaised effectively with the building owner and his architect to revise the drawings so that the flank wall could be used by both sides and the award was served.

We assigned our surveyor, David Breeze, to carry out an RICS Level 2 Homebuyer Report on a three-bedroom house in Blackheath SE3.

Different areas of the property required varying levels of maintenance, with some elements showing significant wear and appearing quite dated. David identified signs of dampness and recommended that the client investigate this issue further. He also suggested improvements to the internal woodwork and advised closing the large gaps between the balustrades for safety reasons. Additionally, David provided the client with general advice about nearby redevelopment projects within close vicinity of the property and recommended inquiring about any outstanding planning permissions.
