The survey uncovered a variety of maintenance and repair issues, including some significant health and safety risks such as defective windows, a significant trip hazard and a potentially unsafe electrical installation.

David Breeze, our expert surveyor, conducted a RICS Level 2 Homebuyer survey on a three-bedroom house in Blackheath SE3. While in overall acceptable condition, the property had significant issues that required attention.

The pitched clay tiled roof showed signs of wear which David suggested needed renewing with more modern materials, including the roof flashings. The external render breached the damp proof course, causing internal damp. The porch’s flat roof was very worn, and a complete refurbishment was advised.

Internally, the roof structure lacked sufficient insulation, failing current standards. The ceilings had a textured finish, suggesting the potential presence of asbestos, requiring professional testing.

Despite these issues, David concluded that the property was worth its price. His clear and concise report and conversations with the client gave her the confidence to make an informed decision, understanding both the current state and future maintenance needs of the property.
