Our Chartered Surveyor Steve Hobbs recently completed a Level 2 Survey & Valuation for a client who was in the process of purchasing a purpose-built flat just to the south-west of Bow. The length of the lease had been incorrectly stated in the estate agent’s sales particulars, so the actual lease was shorter than had been advertised. Steve was able to advise the client as to the effect on the value of the flat, which assisted the client in renegotiating the purchase price of the property.

Our client was pleased with the service provided; The surveyor provided a detailed survey which clearly addressed the concerns I had raised and made a number of recommendations, which differentiated between things that had to be done right away and less urgent matters… The surveyor was then available for a chat to provide greater context and more pointed advice. The whole process and timelines were as stated. Job well done!

A client approached us in need of an RICS Level 2 Homebuyer report for a three-bedroom flat situated in Bow, E3 and expressed that his main concern was the flat roofs of the property. The surveyor who examined the property was able to confirmed in the report that one of the roofs was in good condition and would not require any renewal in the near future. However, another roof was causing dampness in the communal areas of the building and required immediate attention. The property had a roof extension, and it was noted that it had poor external finishing, with high levels of moisture recorded in the area. It was also observed that the roof terrace door was too low, measuring just 1.1 meters, and the client was advised to look into the regulations surrounding this.

In a review left by the client, he praised the report for being “In-depth” and expressed his satisfaction that the surveyor addressed his concerns.

About Bow

Located in the London Borough of Tower Hamlets, Bow is a residential area in the East End of London.

Bow is an area that is fast becoming popular with people trying to find new and more inexpensive areas that are fairly central. Bow is close to the City and also to Docklands so there are plenty of advantages to living here for City workers and new apartment blocks have been springing up to cater for the influx of new residents.
