Property Surveys and Party Wall Advice in Stratford

Earlier in the year, one of our senior surveyors, Justin Burns, and his assistant Katie Steff were appointed by the adjoining owner on a party wall matter in the Plaistow area. The notifiable works included a loft conversion and single storey infill extension. Due to the scope of the works, Katie undertook a thorough inspection on the adjoining owner’s property in order to record a detailed schedule of condition which forms part of the party wall award.

Following the inspection, the draft award was sent back and forth from the building owner’s surveyor and Justin, ensuring that sufficient safeguarding clauses were inserted to protect the adjoining owner’s property throughout the works. Katie recently re-visited for the final inspection and no damage had occurred.

One of our Directors, Matthew Price, acted as the adjoining owner’s surveyor on a project to the west of Stratford Park where notice had been served for works including a rear extension.

The adjoining owner received the notice and approached Peter Barry for advice as he was concerned that the neighbours were intending to enclose upon a party wall which formed the outer face of his own extension and which he had paid to construct.

Matthew advised that, as part of the adjoining owners’ rights under the Party Wall Act, he was entitled to receive a payment for the neighbour enclosing upon the party structure as compensation.

Matthew went on to agree the enclosure fee with the neighbours’ surveyor which was included in the party wall award served on both owners and which was subsequently paid.

We received a request to conduct a RICS (Homebuyer) report for a one-bedroom property in East London E15. David Breeze’s inspection revealed several critical issues that required immediate attention.

David suggested that the widespread dampness throughout the property could be caused by the external render, which did not expose the damp proof course. In the report David recommended that the client seeks specialist advice as there could be potential decay in any timber structures within the floor. Additionally, the external render itself showed visible signs of cracking and required refurbishment.

The kitchen and bathroom fittings had worn mastic seals, which David recommended replacing to prevent any damage. David also noted signs of pest infestation. He advised the client to inquire about the current pest control treatments to manage the situation.

David’s thorough inspection and detailed recommendations provided the client wih a clear understanding of the property’s condition. The client’s review described the report as “detailed” and he recommended our services.
