The Party Wall Act covers 3 distinct areas of work; changes to an existing party structures, the construction of new walls at the boundary and excavation within 3 or 6 metres of a shared or adjoining structure. An owner proposing to undertake any such work (known as the “building owner”) is required to formally notify the owners of affected neighbouring properties.
If the owner of the neighbouring property (known as the “adjoining owner”) does not consent to the notice, a dispute arises and both parties must appoint a surveyor, or concur in the appointment of a single ‘agreed’ surveyor. The surveyors produce a document called a “party wall award”.
The award confirms the building owner’s right to undertake the work but only in a way that minimises the risk of damage and ensures that the occupants of the adjoining owner’s property do not suffer unnecessary inconvenience. As part of the process, the condition of the adjoining owner’s property is recorded so that if damage is reported either during or following the works, there is a prior record to check it against.

Tom is an experienced Chartered Building Surveyor, working across residential and commercial surveys, party wall matters, and project management services. His practical approach and technical expertise ensure clients receive thorough and professional support on every project.
He earned a degree in Building Surveying from Salford University before moving to London, where he spent over 15 years with some of the largest and best-known commercial practices. This extensive experience has strengthened his skills and industry knowledge.
Outside of work, Tom enjoys being outdoors and exploring the Sussex countryside with his young family, combining his love of nature with quality family time.

James qualified as an Associate member of the Royal Institution of Chartered Surveyors (RICS) in 2019 and has worked in the property industry since 2010. He began his career in property sales before moving into residential surveying, where he developed strong technical knowledge and practical experience.
He divides his time between party wall matters and residential survey work, drafting notices and awards as well as undertaking Level 2 and Level 3 Home Survey inspections for clients.
Outside of work, James enjoys bike touring and attending music gigs, making the most of his free time.

Joanne joined the team in 2018 following the acquisition of her previous company by Peter Barry. The transition was seamless, and she quickly became a valued member of the organisation, bringing with her extensive industry knowledge and a strong administrative background.
She has over 30 years’ experience in administration within surveying firms, including seven years at the Royal Institution of Chartered Surveyors (RICS). Her expertise, attention to detail, and understanding of professional standards make her an integral part of the team.
