Surveys of Properties in Basildon

If you’re about to buy a property in Basildon you’ll want to ensure that you enter the transaction with your eyes open. It’s considered reasonable for a buyer to renegotiate the price that they’re paying, sometimes by many thousands of pounds, if an issue is discovered that a layperson would not be aware of but that can only happen if you commission a detailed survey from one of our RICS qualified experienced surveyors.

We offer both RICS Level 2 (Homebuyer) and Level 3 (Building Survey) Reports and can advise on which will best suit your needs. Following the inspection, your surveyor will make themselves available to discuss the contents and provide any clarification required.

Below you will find links to the hundreds of positive reviews we’ve received from owners who’ve commissioned surveys from us on properties in and around Basildon. Call today to take advantage of our expertise.

Recent Activity in Basildon

Our associate surveyor, Justin Bodjawah, recently completed a ‘Level 2’ RICS Survey on a second-floor purpose built flat located just off Durham Road in Basildon SS15. It was a modern flat, built in the early 1980s, so ideal for a report of this type.

The Level 2 report is designed to be cost effective while still highlighting all significant defects – it describes the issues and advises the client on the next steps while not going into detail on the best method of repair and the future maintenance.

The report highlighted a number of ‘Condition Rating 2’ issues i.e. defects that need repairing or replacing but that are neither serious or urgent (they receive an amber rating in the traffic light system). These included some slipped vertical wall tiles, a lack of ventilation to the main roof space and weathered joinery.  While the weathered joinery, and the need to remedy the situation, was highlighted, a Level 2 report does not go into details such as the recommended frequency of decoration and best practice when it comes to painted seasoned timber – that level of detail would only be found in the Level 3 report.

About Basildon

Basildon is a large town and borough in south‑east Essex, located roughly 25 miles east of central London. The postcodes SS13, SS14, SS15 and SS16 encompass Basildon’s main residential and commercial areas, including the town centre, Pitsea, Laindon and Langdon Hills, reflecting its mix of planned new town development and older village communities. Basildon was designated a “new town” in 1949 to help accommodate post‑war housing demand, and its town centre was developed in the 1950s and 1960s with pedestrianised shopping streets, public art and civic spaces,

The Basildon town centre remains a key retail and service hub for South Essex, with Eastgate and Festival Leisure Park offering shopping, dining and entertainment. Green spaces such as Gloucester Park and Wat Tyler Country Park provide outdoor recreation and host community events throughout the year. Langdon Hills Country Park, partly within SS16, offers extensive woodlands, fields and views over the Thames estuary. Transport links are favourable for commuters, with Basildon railway station on the c2c line providing regular services to London Fenchurch Street and connections across Essex. The town also benefits from bus networks and proximity to the A13 trunk road.

Basildon has a strong cultural footprint, particularly in music. It is the birthplace of the influential electronic band Depeche Mode, who formed here in 1980 and went on to international success, giving the town a notable place in British pop history.

We appointed Peter Barry to commission a Specific Defect Report which they did quickly and efficiently. They were a pleasure to work with, both over email and in person on the day of the job itself.
We had a very pleasant experience with Matthew and Trina, who guided us with great patience and professionalism while dealing with very difficult neighbours. Their clear explanations, and calm approach made the whole party wall process much less stressful. We’re very grateful for their support and would recommend their services.
Very prompt and efficient service in providing me with a building reinstatement survey.
