It’s recommended for mainstream properties in a reasonable state of repair without obvious major defects.

What’s Included in the Report?

When you commission this survey, your surveyor will:

  • Inspect the property inside and out, including the grounds.
  • Use a traffic-light condition rating system for key building elements:
    • 🔴 Red – Serious defects needing urgent attention
    • 🟠 Amber – Defects needing repair or replacement in due course
    • 🟢 Green – No current repairs needed
  • Flag items for your legal adviser to investigate, including boundary issues, rights of access, documentation relating to extensions, guarantees/warranties and areas not inspected.

Recent Activity in Basildon

Our associate surveyor, Justin Bodjawah, recently completed a ‘Level 2’ RICS Survey on a second-floor purpose built flat located just off Durham Road in Basildon SS15. It was a modern flat, built in the early 1980s, so ideal for a report of this type.

The Level 2 report is designed to be cost effective while still highlighting all significant defects – it describes the issues and advises the client on the next steps while not going into detail on the best method of repair and the future maintenance.

The report highlighted a number of ‘Condition Rating 2’ issues i.e. defects that need repairing or replacing but that are neither serious or urgent (they receive an amber rating in the traffic light system). These included some slipped vertical wall tiles, a lack of ventilation to the main roof space and weathered joinery.  While the weathered joinery, and the need to remedy the situation, was highlighted, a Level 2 report does not go into details such as the recommended frequency of decoration and best practice when it comes to painted seasoned timber – that level of detail would only be found in the Level 3 report.
