An owner of a property within a pleasant Edwardian terrace close to Aldersbrook proposed to construct a rear extension and the excavation associated with the foundations fell within the scope of the Party Wall Act.

One of our senior surveyors, Matthew Price, was approached by the adjoining owner’s when notice was served. He was unaware that his neighbour had been planning extension works so the notice came as something of a surprise. We always advice owners to keep their neighbours in the loop when planning works of this type.

The adjoining owner’s main concern was that his drainage system, which was immediately adjacent to the excavation works, may be damaged. It was agreed between the surveyors that the excavation would be undertaken in a sequence which minimised the risk of ground movement so far as was reasonable possible to reduce the risk of damage.

Following the works, the drains were checked and there was no evidence of damage or disturbance.

About Aldersbrook

Aldersbrook is an Edwardian estate to the south of Wanstead in the London Borough of Redbridge.

The owners of the long since demolished Wanstead House, the gardens of which now form the municipal Wanstead Park, had acquired land in the surrounding area and started selling it off as building plots in the late nineteenth century. By 1910 more than a thousand homes had been built in the area now known as Aldersbrook. The plots on the edges of the estate, overlooking parkland, were sold to professionals to build large, detached houses while the semis and terraces on the main streets were originally rented to lower middle class tenants.

The estate became a Conservation Area in 2002 due to its ‘cumulative contribution of individual decorative details and Edwardian features’.

Woodgrange Park Overground Station is located to the south of the area on Romford Road. Manor Park Station is to the north and provides access to the new Elizabeth Line (part of Crossrail).
