Our specialist valuation surveyor, Steve Hobbs, recently carried out a lease extension valuation survey for a purpose-built period flat in the Beckton area of East Ham. The lease was granted in the late 1980s and now had some 65 years left to run. On examining the title documents, we found that an onerous ground rent had been written into the lease.

The level of the rent, together with the short length of the lease, would significantly affect the value of the flat and would make it hard to secure a mortgage on the property, in turn making it very difficult to sell the flat. We were able to assist the client in extending their lease by providing valuation advice and negotiating the premium on the client’s behalf. Having acquired a new long lease with a peppercorn ground rent the client has now protected the value of their property for the long term.

About Beckton

Situated in the London Borough of Newham, Beckton lies just south of the A13 in Docklands. It is close to City Airport and the University of East London.

Beckton was traditionally a large industrial area but the regeneration of this part of London has meant a wave of new residential developments and the subsequent influx of residents to the area. Although some period housing remains, most buildings are far more modern and there are many townhouses and apartments to choose from. There are some shopping facilities and a number of big name stores in larger shopping areas that cater to the immediate area. There is still a great deal of development taking place in the area but as yet there is no cohesive centre to Beckton.

Beckton Park station is in zone 3 and is on the DLR, which connects passengers to the Docklands and the City of London, as well as providing quick links to nearby City Airport.
