Surveys of Properties in Canning Town

If you’re in the process of buying a property in Canning Town you’ll want to avoid surprises after you move in by arranging a professional survey.

We offer both RICS Level 2 & Level 3 Surveys (formerly known as ‘Homebuyer Reports’ and ‘Building Surveys’). The names may have changed but these reports remain the benchmark for residential pre-purchase surveys in Canning Town. Both reports will highlight any significant defects, but the level 3 will go on to consider repair options and future maintenance. Where issues have been highlighted, we can provide ballpark costings to be used as the basis for renegotiation without the hassle of gathering quotes.

If you require advice on an issue relating to a property you already own, we can assist with that too. A Specific Defect Report is written with the same level of detail as a Level 3 Survey but focuses on just 1 or 2 issues and is therefore more cost effective.

Recent Activity in Canning Town E16

Steve Hobbs, one of our Chartered Surveyors, recently carried out a Level 2 Survey on a three bedroom terraced house in the Britannia Village development, adjacent to Royal Victoria Docks. Despite the house being not much more than 30 years old some significant issues were discovered during the survey. Of particular concern was the presence of penetrating dampness from defective flashings and rainwater goods, failed double glazed windows with rotten timber frames, unsafe low level non-safety-glass type glazing, a potentially unsafe electrical installation and the presence of materials which are likely to have an asbestos content.

Even when a house seems straightforward at surface level there can be issues, risks and wants of repair that will only be apparent to the trained eye. In this case some of the issues were significant and in need of urgent attention. Cases such as this demonstrate the importance of commissioning a comprehensive survey during the purchase process.

Our client opted to instruct us to undertake a inspect and produce a Level 3 Home Survey/Building Survey of this property in the in the Canning Town area. The house was middle of terrace with a single storey rear extension.

Defects arising included deteriorating pitched and flat roof coverings; defective and missing guttering; dampness issues and associated risk of decay in floor timbers.

Our client was pleased with the service, leaving a review to comment: ‘Extremely thorough survey and prompt, good communication throughout.’

About Canning Town

Canning Town is part of the London Borough of Newham and is flanked by Poplar to the south-west and Plaistow to the north-east.

The area has been the subject of a major regeneration programme since 2012 with a long term plan to build 10,000 new homes. The £3.7 billion project, which takes in Customs House, has begun to transform the area with a new town centre due to be completed in around 2014.

Canning Town was also the location of one of East London’s most infamous buildings, Roman Point. The 22-storey tower block partly collapsed shortly after it had opened in 1968 following a gas explosion. The blast damaged some load-bearing walls causing a corner of the building to collapse resulting in the death of 4 people. It contributed to the stigma around tower blocks and led to changes in the way they were constructed.

Canning Town Station forms part of both the Jubilee Line and Docklands Light Railway – Canary Wharf is just a short hop away by tube which makes the area a good option for professionals at the start of their working life who need affordable housing.

Excellent and professional RICS 3 report provided by Justin. I was very impressed about the thoroughness and the easy to understand contents within the report. In addition, Justin has spent his time talking us through the findings and suggested actions to be taken forward.

All aspects of our experience using Peter Barry were good which was a breath of fresh air in a stressful house renovation. We engaged them at the last minute to pull together our party wall awards for 4 neighbours. They we're good at communicating, pragmatic in setting up the surveys and reasonable on pricing. Recommend using them.
