Party Wall Advice for Owners of Properties in Chingford

The process starts with the party proposing to undertake works falling within the scope of the Act formally notifying any affected adjoining owners. Those works will include anything that directly affects the party wall such as removing internal walls and cutting pockets to allow for the insertion of beams as well as new walls constructed at the boundary and excavation within up to 6.00m of adjoining or shared structures.

Recent Activity in Chingford E4

One of our senior party wall surveyors, Matthew Price, acted for the adjoining owner in relation to the neighbour’s (building owner’s) loft extension works. Notice had been served under Section 3 of the Act in relation to a rear dormer loft extension which involved the insertion of 3 steel beams into the party wall.

The adjoining owner requested that a Chartered Surveyor be appointed to handle all matters including the recording of the schedule of condition which took place 3 weeks before works were due to start. Matthew went on to agree an award with the building owner’s surveyor after being reassured that the scheme had been appropriately considered by the project’s engineer. Upon completion of the works, our appointing owner queried whether some cracks he’d noticed had been caused by the works but, with the help of the schedule of condition, Matthew was able to reassure him that they were pre-existing.

The adjoining owner contacted us as she was made aware of the neighbours’ planning application for a single storey rear extension. An advisory letter was sent to the building owner to inform them of the Party Wall etc. Act 1996 and the necessary steps that would need to be taken prior to the works commencing.

With the adjoining owner’s approval we were appointed to act on behalf of the building owner and authorised to serve the relevant party wall notice to the adjoining owner, which resulted in us acting as the Agreed Surveyor. Prior to attending the adjoining owner’s property for the Schedule of Condition, the adjoining owner received a further notice from the second neighbour advising on their proposed works. As the adjoining owner wanted to keep fees down for both building owners, we were appointed as the Agreed Surveyor for all three properties relating to the two separate projects.

Shortly after the schedule of condition was carried out, party wall awards for both projects were served to all parties and works were able to commence.

About Chingford

Chingford is a London suburb that is geographically located in the Borough of Waltham Forest. Chingford is overlooked to the north by Epping Forest, whilst the Chingford Reservoirs are to the west.
