Recent Activity in Chingford E4

Our Chartered Surveyor, Nick Bridger recently undertook a Level 2 – HomeBuyers Report on behalf of a client in Chingford, a short distance from Station Road and Chingford train station. The property to be surveyed was a 3 bedroom Victorian terraced house. It had been extended from its original construction and now has a ground floor rear extension and a loft conversion. There was a significant amount of dampness in the new ground floor extension which was due to the raised garden oversailing the damp proof course and allowing water to penetrate into the brickwork. Further invasive investigation was recommended to inspect the void between the brickwork.

The client was pleased to receive such an in depth report highlighting these unknown issues – “Very helpful throughout, from initial contact right up until the report was ready. Nick was happy to talk me through the report and provide additional information and clarification which was extremely helpful. Recommended!”

Shaun Blake was instruction on a survey of a two bedroom purpose built flat on a turning off Forest View in Chingford. This was on the ground floor of a detached property, with one first floor flat above, but no shared common parts and a private rear garden. Built in the 1950’s and located in part of Chingford currently under consultation to become a Conservation Area.

A Level 2 Home Survey was chosen. Issues identified from the inspection included some asbestos containing materials, and inaccurate and out date EPC; dampness and mould growth from rainwater penetration and defective guttering; and a defective heating system.  Although a Level 2 inspection, the more urgent and significant issues highlighted enabled our client to make confident decisions about progressing.

One of our surveyors conducted an inspection for an RICS Level 2 Homebuyer Report for a three-bedroom house in Chingford, E4. Before the inspection, the surveyor had a call with the client to address their concerns and explain what the report would cover. Upon arrival, it was noted that the property was located next to the River Ching, in which the surveyor advised the client about the potential risk of flooding and recommend looking into local authority searches. The pitched roof was discovered to need renewal, with a recommendation to replace the flashings from cement to lead for improved durability and waterproofing.

Additionally, the flat roof appeared worn and required replacement too. After the report was issued, the surveyor had a follow-up conversation with the client, helping them make a more informed decision about the property purchase.

The client described their experience as “positive” and appreciated the comprehensiveness of the report.

About Chingford

Chingford is a London suburb that is geographically located in the Borough of Waltham Forest. Chingford is overlooked to the north by Epping Forest, whilst the Chingford Reservoirs are to the west.

Chingford is popular with families due to the good selection of large housing in the area and the choice of good schools. It is close enough to central London for an easy commute and yet far enough away to feel completely separated from the capital. The abundance of recreational space also appeals to house hunters and Epping Forest is an ancient woodland that extends for over 6,000 acres.

Chingford doesn’t have an underground station but Chingford Rail station operates direct, regular services into London Liverpool Street, taking just under 30 minutes. There are also a number of bus routes operating between Chingford and other areas of east London, whilst the North Circular offers road access to other parts of London.
