Recent Activity in Custom House E16

An owner proposing to construct a new party wall will require the adjoining owners’ agreement. The request is made in the firm of a Line of Junction Notice following which the adjoining owner has 14 days to confirm their consent. If they refuse, or remain silent, the wall has to be built wholly on the building owner’s own land.

We dealt with such a case recently where the owner of a terraced property located to the north-east of Custom House Station in E16 was adding a single storey rear extension to their property and wanted to maximise the space by constructing the flank wall astride the boundary. We served notice on the adjoining owner, a housing association, who dissented and appointed their own surveyor. Tenants in housing association properties are often there for the long term and for this reason the housing association will generally consult them when considering whether to consent to a new party wall.  Thankfully, in this case, they had no strong objections.

About Custom House

The area known as Custom House is named after the custom house of the Royal Victoria Dock located on the north bank of the Thames in East London. It forms part of the London Borough of Newham.

The dock was redeveloped in the 1980s including the construction of several modern residential buildings. The Exhibition Centre London (ExCeL) dominates the area these days – originally built in 2000, Phase 2 was added in 2010 and Phase 3 is currently under construction. The centre played a key part in the 2012 London Olympics when it was divided into 5 sports halls to provide venues for several sports including table tennis, weightlifting, and wrestling.

Continuing the sporting theme, the dock also plays host to ‘Great Swim London’ on 1st July each year. All abilities are catered for with distances ranging from a half mile to 10k.

Custom House station was originally built as part of the Dockland Light Railway but now also provides access to the Elizabeth Line with a journey time to Central London (Bond Street) of approx. 18 mins.
