Peter Barry Surveyors received an instruction from an owner who wanted to construct a basement under their three storey, mid terraced, Victorian house in the E9 Homerton Area. The case was allocated to William Weaver who, being one of the senior surveyors, has extensive experience of dealing with party wall matters relating to basements.

William held a video meeting with the architect and the building owner to discuss all aspects of the planning permission, the drawings, the engineering solutions and the process. The engineering solution was unconventional and the client needed guidance on the implications of the planning permission that had been obtained.

William served the necessary notices and both neighbours appointed separate surveyors. The surveyors in turn requested an advising engineer. Matters are proceeding smoothly and efficiently. William stressed the importance of that early meeting with the designer and the owner to clarify all the issues and avoid any unwelcome surprises.

David Breeze, an experienced surveyor at Peter Barry, was recently instructed to carry out an RICS Level 2 Homebuyer survey on a property in Homerton, E9. This was a unique industrial conversion, located in a mixed-use area of commercial, retail, and residential spaces.

David provided the client with comprehensive advice that went beyond the information offered by the estate agent. Notably, he identified that the property was a studio rather than a one-bedroom flat due to the absence of a window in the bedroom, a factor that could affect mortgage approval. David also pointed out that the metal-framed windows were rusting and would need replacing in the near future.

After completing the inspection, David had a conversation with the client to discuss his findings. Despite the issues identified, he reassured the client that the purchase would still be worthwhile. Appreciating the thorough advice he decided to proceed with the purchase. The client’s review described their experience as “quick and professional”.

About Homerton

Homerton High Street is located to the west of Hackney Marshes with Central Hackney to the west.

One of the most interesting buildings in the area is Sutton House at 2 & 4 Homerton High Street which is one of London’s last surviving Tudor manor houses. Built in about 1530, the Grade II* building has been used as a Victorian school, a church institute in World War One and a punk squat in the 1980s (some of the graffiti still remains). These days the building is managed by the National Trust

Chats Palace on Brooksby’s Walk, named after a lost cinema on nearby Chatsworth Road, is an interesting local entertainment venue. When the area’s Library moved to a new building in the 1970s the original Grade II premises was converted to an arts centre for the local community. The Christmas shows are a highlight of the year, bringing together local residents of all ages as both devisors and performers.

Homerton Station is the Stratford leg of the London Overground in Zone 2.
