Recent Activity in Ilford

When extending their property, every owner has the right to build up to the boundary of their land as confirmed in Section 1 of the Party Wall Act. Section 1 of the Act also confirms that an owner can ‘…place below the level of the land of the adjoining owner such projecting footings and foundations as are necessary (our emphasis) for the construction of the wall.

Our surveyor, Matthew Price, recently acted as the agreed surveyor on a party wall dispute relating to the extension of an end of terrace house located just off Eastern Avenue in Ilford IG2. The proposed rear extension included a wall built up to the boundary with the adjoining owner’s property. Matthew had to determine whether it was indeed ‘necessary’ for the foundations to project beyond the boundary. Following a discussion with the design team, he included a requirement in the party wall award that ‘eccentric’ foundations be used i.e. a wider foundation with the wall built off centre. This avoided the need for the foundation to extend beyond the boundary and removed a potential headache for the adjoining owner should they wish to build up to the boundary in the future.

The building owner was pleased with how the process went, praising Matthew for his ‘professionalism and patience’.
