Recent Activity in Ilford

David Breeze, one of our team of surveyors, recently completed an RICS Level 2 Survey on a first-floor purpose built flat built located off Church Hill in Loughton IG10.

The property was constructed in the 1960s and included a tiled pitched roof and part rendered cavity walls that are typical of the period. The Level 2 report could be described as ‘mid-range’ in that it highlights all costly or significant defects while not going into the sort of detail on repair and maintenance that would be included in the Level 3 version. It’s designed to provide an overview of the condition together with clearly defined ‘next steps’.

Defects highlighted during the inspection of this property included a lack of insulation (by modern standards), the presence of a redundant asbestos cement flue (typical of the period) and cracking to a cement fillet over a rear lean-to. A cement fillet is used to weather a junction between a roof covering and wall but, being a stiff joint, it is prone to cracking as a result of the movement between elements that occurs in most properties. When this becomes apparent, our advice will always be to upgrade the weathering to a professionally installed lead flashing.
