We were asked by an overseas client to conduct an RICS Level 2 Homebuyer survey on a modern two-bedroom purpose-built flat in Poplar, E14. The property was located near a river, but it was noted that the risk of flooding was low due to the Thames flood defences. The flat was in excellent condition, with only minor issues identified, such as the mastic and rubber seals around the windows and doors, which likely hadn’t been replaced since the building’s construction in 1995. The surveyor also provided general advice, including checking the date of the last lateral test for the balcony. The report also included comments about elements of the property in good condition, such as the bathroom and kitchen fittings.

In a review, the client described the service as “quick, efficient, and helpful,” and noted that the survey put his mind at “ease” about the property purchase.

About Poplar

Poplar forms part of the London Borough of Tower Hamlets in East London and is made up of a mix of 18th/19th century terraced houses and post war housing estates, all in the shadow of the Docklands.

One of the most notable landmarks in the area is the Poplar Baths on East India Dock Road. Re-built in 1933 to a design by Harley Heckford, the larger pool was converted to a 1400 seat theatre to ensure its popularity over the winter months. It eventually closed in 1988 and lay derelict between 1994 and 2001 when pressure from local residents to save the pool prevented its demolition and helped to get it listed. Some 15 years later it reopened to the public.

The BBC1 show Call the Midwife, based on the memoirs of Jennifer Worth, is set in Poplar in the late 1950s and early 1960s. The Sisters of Saint John the Divine upon which the show is based, actually resided at the St Frideswides Mission House which still stands on Lodore Street. The original ‘Nonnatus House’ is now residential accommodation.

Poplar has its own DLR station, one stop removed from Canary Wharf on the Elizabeth Line from where you can travel to Heathrow in around 40 minutes.

I was a neighbour of someone who wanted to do some changes to their dormer into a full loft conversion. The surveyor sent to review our shared walls was very young professional and helped answer all my questions and concerns. The emails from the firm were very formal, else and they were very reachable by telephone. I didn’t pay as my neighbour was carrying out the works so I can’t comment there.
