Our senior surveyor, Shaun Blake, recently undertook a pre-purchase survey of a first floor converted flat within a four storey terraced house on Cannon Street Road. Advice on the survey options allowed our client to make an informed decision to opt for a Level 3 Building Survey, in part based upon the building dating from the early 1800’s and the location within the St George in the East Conservation Area.

The survey included inspection of the exterior of the building as a whole to help the client understand both the direct liabilities for problems within the flat, but also the likelihood of wider issues that could impact on future service charges. The latter being particularly important with just three flats in the building. Issues of concern identified included concerns over the external maintenance of the building, the adequacy of fire safety and the level of sound insulation between the flats.

Spitalfields is in the London Borough of Tower Hamlets. It sits in between Liverpool Street to the west and Whitechapel to the East.
