David Breeze, one of our surveyors at Peter Barry, conducted an RICS Level 2 Homebuyer Report for a client on a ground-floor garden flat located in Walthamstow E17.

During the inspection, David noted some areas of dampness in the flat and recommended a few several low-cost measures to the client to help reduce it. One suggestion that was made for the client to explore improving the sub-floor ventilation.

Another significant issue identified during the inspection was with the positioning of the external render of the damp-proof course, which a common source of dampness. David advised the client to consider removing it to help prevent further damp problems in the future.

After the inspection, David had a follow-up call with the client to guide them on the advice provided. The client left a review where she praised David’s work, stating how “comprehensive” the report was and how David gave her “clear recommendations”.

Steve Hobbs, one of our team of experienced Chartered Surveyors, recently carried out a Level 3 Survey on 4 bedroom period house on one of the turnings off Forest Road in Walthamstow.

The client was particularly concerned about the risk of structural movement, given the property had previously been underpinned, and thankfully we were able to put their mind at rest insofar as confirming that there was no evidence of significant ongoing movement. We were however also able to highlight a number of repairs required to the property, including some poorly carried out and defective roofing works.

Steve Hobbs, one of our team of experienced Chartered Surveyors, recently carried out a Level 2 Survey on a two bedroom purpose-built ground floor ‘Warner’ type flat on Winns Avenue in central Walthamstow.

The survey highted a number of ongoing wants of repairs, maintenance and improvement, including the need for various external maintenance works, the need to replace the windows and the need to update the electrical installation. Steve detailed the associated risks in the report and, during subsequent telephone conversations with the client, was able to provide further guidance and advice as to what steps needed to be taken to investigate and resolve these issues.

Our surveyor, David Breeze, was instructed to carry out an RICS Level 2 Homebuyer Survey for a client purchasing a two-bedroom flat in Walthamstow, E17. During the inspection, David identified several issues, most notably concerning the chimney stack, which were detailed in the report provided to the client. He observed the use of cement flashings, explaining that these can lead to internal water ingress, and recommended they be replaced with lead flashings.

He also noted areas of frost-damaged brickwork in need of repair, along with open chimney pots that could further contribute to water penetration via the chimney stack. To mitigate this, he advised the installation of chimney cowls during the next maintenance cycle.

These findings and advise helped the client make an informed decision about whether to proceed with the purchase of the property. In a review, the client praised the swift responses to his queries and described the quality of the report as “fantastic”.

About Walthamstow

Walthamstow is located right in the middle of the London Borough of Waltham between Tottenham to the west and South Woodford to the east.
