Recent Activity in Walthamstow E17

In the heart of the Warner Estate sits a fairly typical example of the type of purpose-built maisonette that has become synonymous with Walthamstow. Though sturdily build and structurally sound, this two-bed first floor dwelling no longer suits the needs of modern family life.  As such, the owners have decided to extend upwards into the loft.

The proposed dormer extension will involve cutting pockets into the party walls in order to insert steel beams to support the weight and shape of the new roof structure.  Although party wall matters were somewhat complicated by the involvement of several freeholders and leaseholders, all parties involved agreed in principle that the extension was a good idea and were satisfied with the process as overseen by our Surveyor Matthew Price and his assistant James Daniels.

Works are currently progressing well and we’ll be returning upon completion to undertake our final inspections.

An Architect using Peter Barry Surveyors engaged us on a project north of Whipps Cross Hospital.

Their client, the building owner, queried the process when an adjoining owner does not engage with a party wall notice. The concern was they did not know the whereabouts of one adjoining owner.

Our Assistant Surveyor, Callum, explained that the provisions of section 10(4) of the Act apply in this scenario, allowing the building owner to make an appointment on behalf of the adjoining owner following failure to respond within 14 days to a party wall notice, along with a reminder letter providing a further 10 days.

The process unfolded as expected, with the building owner making an appointment on behalf of the adjoining owner. The process was concluded without timelines being affected, and the adjoining owner’s interests were catered for in a proper manner, despite the fact they did not engage.
