Recent Activity in Wapping E1

Peter Barry were approached to undertake a Probate Valuation a client’s father’s flat in Tamarind Yard, Wapping E1W. The matter was handled by one of our experienced Valuers, Matthew Price. The owner having passed in 1999, this would be classed as a retrospective valuation. You would typically not expect to gain access to the property after 23 years had passed but on this occasion our client had continued to rent it. An inspection was conducted in the usual way but given that the valuation needed to be as of 1999, it had to be assumed to be in the condition it was in at that date.

We were informed that the kitchen and bathroom had been upgraded but the flooring and decoration remained much the same. One challenge is obtaining good comparable evidence close to the 1999 valuation date, but on this occasion we managed to find 2 sales, one in 1998 and one in 1999 of flats that were of similar size.

The final report was used by the client to establish their inheritance tax liability which was one for their solicitor as opposed to our surveyor.

We were instructed to carry out an RICS Level 2 Home Survey for a client purchasing a three-bedroom flat in a modern purpose-built apartment block at Cinnabar Wharf, E1W. The instruction came via a referral from a well-established estate agency. Before the inspection, our surveyor, David Breeze, spoke with the client over the phone to explain what the survey would involve and to outline the type of information that would be included in the report.

During the survey inspection, David found the property to be in overall reasonable condition. The report, which uses a clear colour-coded and numbered traffic light system to indicate the condition of different elements, showed that most areas—including the doors, windows, floors, ceilings, and walls—were rated as green, condition rating 1, meaning they were well maintained. Externally, David used a drone to inspect and photograph the roof, which was also found to be in good condition.

In a review, the client described the team as “extremely knowledgeable” and said they would “highly recommend” our services.

About Wapping

Wapping is in the London Borough of Tower Hamlets, where it hugs the north bank of the River Thames. It is south of Whitechapel and Shadwell and east of Tower Bridge.

Wapping is an ancient area of London that is steeped in history. It has suffered mixed fortunes over the years and went into decline following the Second World War. More recently, it has become a very desirable residential location, due to a huge regeneration project and the construction of a number of luxury riverside developments. Its close proximity to both the City and Canary Wharf has also helped to ensure that property prices are a premium. Some small gardens provide pleasant and surprising diversions to the river frontage and there is an olde worlde feel to the whole area.

Wapping Station is part of the London Overground. Alternatively, Tower Hill underground is to the west of Wapping. This is in zone 1 and is on the District and Circle lines. Limehouse is to the east and this is in zone 2, on the DLR.
