Recent Activity in Barnet EN4 & EN5

There’s a common misconception that it’s not necessary to commission a survey on a modern property as it’s either too soon for issues to have arisen or, even if they have, they’ll be covered by the new build warranty. That would be a risky strategy.

As an example, our consultant surveyor Justin Bodjawha recently inspected a semi-detached house just south of the Victoria Recreation Ground in EN4 that was constructed in 2016, so within the typical 10-year warranty period. While the property appeared to be in generally good condition, the survey highlighted a couple of issues that are likely to cause significant issues in the future is not addressed. The mortar joints had eroded to the base of one of the flank walls, probably as a result of a long standing gutter leak. Left unrepaired, the brickwork will become frost damaged and ultimately allow rainwater to penetrate. In addition, there were some trees within influencing distance whose growth will need to be managed to avoid root damage to the foundations.

The client appreciated how detailed our Level 2 survey was and commented on the ‘excellent service’ in a review which they later left.
