David Breeze carried out an RICS Level 2 Homebuyer inspection for a two-bedroom purpose-built flat in Crouch End, N8, built in 1898. David noted that the flat required major refurbishment, appeared to be very run down. The windows were in poor condition, contributing to dampness in the walls. Additionally, water collecting on the windowsills was another factor adding to the damp issues. Although the windows were double-glazed, they had failed, as there was misting between the glass panes, indicating a need for replacement to improve thermal efficiency. The electrical points appeared outdated, and David advised the client to look to renew things like sockets and light fittings. The client also mentioned that there were planned major works, but they not made to be clear, so David recommended further investigation into the scope of these works.

The client praised the report as “detailed” and expressed feeling reassured about the property, mentioning how “confident” she felt with the advice she received.
