Recent Activity in Enfield EN1, EN2 & EN3

Our senior surveyor David Breeze recently surveyed a second floor flat within a modern purpose-built block on Bycullah Road EN2. The client requested a mid-range survey, known as ‘Level 2’ which is appropriate for a modern flat that, on the surface, appears to be in good condition.

Despite being just over 20 years old, David highlighted several issues including defective seals to the windows and dampness to the kitchen and bathroom walls. The dampness was the result of condensation so some advice on how to alleviate that issue, including improvements to the ventilation, were included. Lifestyle issues, such as drying clothes on radiators and turning off extractor fans can contribute to condensation but that cannot be confirmed until any underlying defects, such as the poor ventilation, are addressed.

The client found the report to be ‘… very clear and comprehensive with good photographs of all the areas covered’ and appreciated the opportunity to discuss their concerns with David prior to the inspection.

About Enfield

The housing stock in Enfield Town spans the centuries, from the Georgian houses of Gentleman’s Row to Tower Point, an ultra modern apartment block, although the area is primarily made up of Victorian terraces, larger detached Edwardian houses and 1930s semis.

Enfield Town boasts excellent shopping facilities, including Palace Gardens Shopping Centre which houses a selection of big-name retailers. A market continues to trade in the historic Market Place in Enfield Town offering goods ranging from fresh produce to household items.

To the south of Enfield Town is the residential suburb of Bush Hill Park. Providing more affordable housing than the neighbouring Winchmore Hill it has a well regarded junior school, Raglan, which attracts young families to the area. To the west of Enfield Town is Trent Country Park, a large area of open countryside broken up by woodlands and lakes, a haven for the area’s wildlife.

Transport facilities include mainline stations at Enfield Chase (to Moorgate), Enfield Town and Bush Hill Park (both to Liverpool Street). The nearest tube is Southgate (Piccadilly Line).

Peter Barry has been very professional throughout the process of conducting a level 3 building survey and feasibility report.
