A loft conversion to a property to the South-East of Whetstone included works falling within the scope of section 2 of The Party Wall etc. Act 1996 including temporary exposure of the party wall at high level and the insertion of structural support to the party wall in the form of steel work. The building owner, unaware of the above until a couple of weeks prior to their start date, was concerned that the process would delay their start date which would have incurred them significant expense and inconvenience.

One of our senior colleagues, Matthew Price, was appointed as the building owners’ surveyor and worked alongside his colleague Katie Merchant on the party wall matters with the proposed works affecting both of the adjoining owners. Party wall notices were served explaining in great detail the extent of the works in order for both adjoining owners to make a clear decision on the information provided.

Both adjoining owners dissented to the notices and appointed Matthew Price as the ‘Agreed Surveyor’. Both properties had Schedule of Condition carried out in order to record the current condition prior to the neighbours’ works commencing. Swiftly after the inspections, the party wall awards were agreed and served on all parties. A client contacted our team seeking an RICS Level 2 Homebuyer report for a one-bedroom flat she was purchasing in Tottenham, N17. One of our surveyors conducted a thorough inspection of the property and discovered that the roof coverings were not only dated, but also covered with moss. It was advised that the moss be cleared to prevent potential blockage of rainwater, which could lead to overspill. Areas of dampness were identified, and the surveyor recommended external repairs, including fixing the render and renewing the mastic seals around the doors and windows. The report included photos to help the client easily understand the different sections and issues highlighted.
