Party Wall Advice for Owners of Properties in Harrow

Recent Activity in Harrow HA1, HA2 & HA3

The removal of chimney breasts is a common improvement that we’re often asked to authorise in a party wall award. With modern central heating, they have become redundant and that few extra square feet of floor space can make all the difference.

Our colleague Callum Escott recently acted for the adjoining owner in a party wall matter relating to, among other things, the removal of both chimney breasts from a property just to the north of Preston Road Station. When a chimney breast is bonded into the party wall, its removal is close to the top of the list of works that are likely to cause damage. Vibration is the greatest culprit but, in the longer term, it’s essential that the stack, assuming that it is to remain, is properly supported.

The surveyors reduced the risk of damage by requiring those bricks which are bonded into the party wall to be cut with tools that cause limited vibration, such as hammers, bolsters and chisels. Callum also ensured that any voids left following the removal of the chimney breasts were bricked up to ensure the long-term stability of the party wall. Following service of the award, the adjoining owner confirmed that they were ‘…very happy with the process’.
