Party Wall Advice for Owners of Properties in Wembley

Those works will include anything that directly affects the party wall such as removing internal walls and cutting pockets to allow for the insertion of beams as well as new walls constructed at the boundary and excavation within up to 6.00m of adjoining or shared structures.

Recent Activity in Wembley HA0 & HA9

When constructing a loft conversion, the best way to both maximise the space and protect the rights of the adjoining owner is to raise the party wall. The party wall can then be enclosed by the rear dormer and the new section of wall used by the adjoining owner should they decide to undertake similar works in the future (subject to them making a fair contribution to the cost of building it).

This was the situation on a recent party wall job where our Associate Director, Matthew Price, acted for the adjoining owner and was assisted by Amrita Johal. The owner of a 1930s built semi-detached house located close to North Wembley Station in HA0 was proposing to extend into the roof space including raising the party wall.

It was a relatively easy award to agree as party wall surveyors are generally in favour of raising party walls (as opposed to having independent tiled dormers with an awkward detail at the boundary). Matthew did however agree several safeguards to reduce the risk of damage during the works including temporary weathering to the exposed original section of party wall, restricting the use of percussive tools and protecting the surface of the adjoining owner’s roof.
