Recent Activity in Brixton SW2

One of our specialist lease extension valuation surveyors, Steve Hobbs, recently carried out a lease extension valuation for a purpose-built flat on the Tulse Hill Estate. The estate comprises a series of local authority type blocks of flats, one of which was formerly home to a young Ken Livingstone!

Many of the flats have been sold to residents under the Right to Buy legislation with 125 years leases running from 1984, which now have under 90 years left to run. The shorter the lease gets the more expensive it becomes to extend, so now is a good time for residents to consider renewing their leases.

Steve provided the client with a full valuation report, including an estimated premium alongside best and worst case scenarios. The client was pleased with the service, commenting; ‘Quick and helpful service with a lease extension valuation’.

Our specialist in-house valuation surveyor, Steve Hobbs recently carried out a freehold enfranchisement valuation for a subdivided house on Leander Road, a short walk from Brockwell Park in Brixton.

We provided a detailed valuation report, covering not only the usual valuation elements of the claim, but also advising on the risks of other more complicated valuation elements that may form part of the freeholder’s counter claim, so as to ensure that the client was fully informed before committing to the process.

Steve Hobbs, one of our team of specialist Chartered Valuation Surveyors, recently carried out a freehold enfranchisement valuation for a client on one of the turnings off Brixton Hill in Brixton. The property concerned was a terraced house which has been subdivided into two flats.

The client, having owned one of the flats for a number of years, had recently also purchased the other flat, and as such was keen to also acquire the freehold, gaining complete control of the building. We provided a detailed valuation and liaised with the client’s solicitor to provide additional advice required during the production of the client’s formal notice of claim.
