Party Wall Advice for Owners of Properties in Tooting

Peter Barry Surveyors are here to guide you through the party wall process if you are considering extending or altering your Tooting property. We like to work closely with owners to avoid unnecessary disputes and secure the best outcome. Where the works are straightforward, a detailed record of the condition of the adjoining property may be all that is required.

The process starts with the party proposing to undertake works falling within the scope of the Act formally notifying any affected adjoining owners. Those works will include anything that directly affects the party wall such as removing internal walls and cutting pockets to allow for the insertion of beams as well as new walls constructed at the boundary and excavation within up to 6.00m of adjoining or shared structures.

Our team of experienced party wall surveyors can assist with the service of notices and can act as an impartial appointed surveyor should a dispute arise.

Recent Activity in Tooting SW17

On this party wall matter, our surveyor, James Merewether, was initially appointed by one of the adjoining owners but was subsequently asked to act as the agreed surveyor on both sides i.e. acting for both the building owner and the adjoining owner.

The building owner was proposing a new rear extension and already had an existing timber extension that partially enclosed upon both adjoining owners’ walls. As the owner wished to enclose further, James calculated the additional enclosure costs that would be payable to the adjoining owners, ensuring the figures were fair and accurately assessed. In addition, because the new works involved excavating foundations for the rear wall within three metres of the adjoining properties, this element was also notifiable.

James prepared the necessary party wall awards, incorporating the enclosure costs, and including appropriate protective measures for all notifiable aspects of the works. One of the adjoining owners later left a review noting that Peter Barry “exceeded expectations” and praised the “clear explanations throughout the process.”

About Tooting

Tooting, situated in the London Borough of Wandsworth, is a vibrant and diverse part of South West London known for its energetic high street, period housing and strong community feel. The area offers a mix of Victorian and Edwardian homes on quieter residential roads, balanced by bustling commercial streets lined with independent shops, cafés and local businesses. Its lively atmosphere and good amenities make it a popular choice for a wide range of residents.

One of Tooting’s major attractions is Tooting Common, a large green space with woodland, open fields and Tooting Bec Lido – one of the UK’s largest outdoor pools. The area is also well known for its excellent food scene, particularly around Tooting Market and Broadway Market, where you’ll find an eclectic mix of global cuisines. Tooting has a strong cultural footprint too: actor George Cole, best known for his role as Arthur Daley in “Minder,” grew up locally, adding a notable link to British television history.

Tooting benefits from well-connected transport options, with both Tooting Bec and Tooting Broadway stations offering Northern Line services into central London. National Rail links from nearby Tooting station also provide convenient routes toward Wimbledon and central hubs such as Blackfriars. This combination of lively urban energy, green spaces and excellent transport links makes Tooting an attractive and well-balanced place to live.
