Recent Activity in Vauxhall SW8

It’s often the case that very large building projects give rise to relatively few party wall matters. If a site is large, it’s more likley to be bordered by roads on 2 or 3 sides therefore making it less likely that there will be buildings within 6 metres.

That was the case with a site in Vauxhall where works have recently been completed which had roads on 3 sides and an elevated rail line on the other. Our Director, Justin Burns, notified Network Rail on behalf of the developer who dissented and appointed their own surveyor. The condition of the railway arches was recorded and an award agreed in respect of the excavation which included 2 subterranean levels.

Although it was not a requirement, we also scheduled the condition of the adjacent roads, a car park at one end of the site and the facades of some buildings on the opposite side of the roads surrounding the site.

About Vauxhall

Vauxhall is situated in the London Borough of Lambeth; just across the river from Westminster on the South Bank and north-east of Battersea.

The most interesting family attraction in the area is Vauxhall City Farm on Tyers Street. What started as a protest against the lack of community involvement in the development of the area has become a thriving visitor attraction. Furry residents include alpacas, chinchillas and rabbits amongst over 100 animals. The farm, which is still run by local volunteers, also houses a riding centre, various youth projects and a cafe.

James Bond fans will be aware that the headquarters of the Secret Intelligence Service are located in the area, next to Vauxhall Bridge. The SIS Building has featured in several episodes of the franchise including Skyfall (2012) and Spectre (2015). Unfortunately, no visitor tours are available.

Vauxhall Railway Station is at the intersection between the Victoria Line and South West Main Line (first stop for trains leaving Waterloo) and is adjacent to a large bus station.
