Sometimes we are contacted by an adjoining owner who wishes to discuss their concerns about a neighbour’s proposals only to discover that those proposals are much more extensive than at first thought. Our surveyor William Weaver is currently dealing with such a situation on a job in Ealing.

An owner contacted us wishing to discuss the proposed construction of an outhouse by their neighbours. William checked the planning permission only to discover that the neighbours plan was to excavate a substantial basement under the entire footprint of their house. Basement excavation is risky and gives rise to multiple party wall issues include underpinning (generally with ‘special’ reinforced concrete), the use of advising engineers and security for expenses.

We contacted the building owner’s architects on behalf of the adjoining owner to point out their responsibilities under the Party Wall Act and notices were duly served. William has now been formally appointed by the adjoining owner and matters are progressing.
