Our surveyor, David Breeze, was instructed to carry out an RICS Level 2 Homebuyer Survey for a client purchasing a one-bedroom converted flat to the north of Holland Park. The inspection was scheduled in with our administration team, following which David produced a clear and easy-to-follow report, complete with photographs to help illustrate the condition of the property.

The main roof was six storeys above ground level so David used a drone to capture images of its condition, identifying areas of moss build-up and advising that these be cleared to prevent a build-up of rainwater which might penetrate through. Internally, he recorded high levels of damp in the bedroom walls which appeared to be the result of condensation issues.

The issues were later discussed in a follow-up call with the client where he explained the possible implications and recommended solutions. The client left a positive review, praising the thoroughness of the report and describing the overall process as a “pleasant experience”.

Our client chose to instruct a Level 3 Building Survey for this maisonette that forms the upper floors of a converted middle of terrace house built in about 1900, with the inspection undertaken by our senior surveyor Shaun Blake.

The maisonette shared a separating floor with the flat below so, bearing in mind that it was an older style conversion, one of the significant factors raised was the potential problems that can arise with the construction of the separating floor providing inadequate fire separation and sound insulation. In modern conversions, a sound test would be undertaken but that was not the case when these works were undertaken.

Other key issues addressed by the survey related to the conversion of the roof space to provide the second floor, where problems were identified with the means of escape provision, the condition of the flat roof (by means of GoPro camera and camara pole) and inadequate levels of insulation. Each of these factors presented significant costs to address.
