I recently used Peter Barry Surveyors (Matthew Price) to assist me with the valuation of my property and the subsequent lease extension negotiations with my Landlord. Matthew prepared a desk top valuation report using floorplans I already had for my property, which was less expensive than but still very in-depth. Having never been through a lease extension process before he made it so much simpler for me. When I received the Landlord's counter offer which was initially quite high I was a little worried. Matthew was extremely professional and very efficient in keeping me updated. Matthew successfully negotiated with the landlords valuers on my behalf to reduce the lease premium down by over £2,000 on their initial offer. Being a sought-after area with high property values, many homeowners in Maida Vale are looking to add basements to their properties to increase living space rather than move. However, basement excavation and underpinning is at the upper end of the scale in terms of risk and disruption meaning that party wall surveyors will generally be appointed.

One such neighbouring owner contacted us, having been served with notices under section 2 (underpinning and chimney breast removal) and section 6 (excavation) of the Act pertaining to a large basement extension. The job was allocated to our surveyor Shaun Blake, with his assistant Bawor, handling day to day matters. They held an initial Zoom call with their appointing owners, explaining the role of the adjoining owners’ surveyor, security for expenses, the advising engineer and noting any concerns that they had.

The owners have been very pleased with not only their initial consultation, but the ongoing communication displayed by Shaun and Bawor.
