We were appointed by the owners of a Victorian mid-terraced house in Shepherds Bush W12. Our owners had previously converted their loft and whilst doing so had raised the party wall.
Now the owner next door wanted to convert their loft and use the newly raised party wall. Our senior surveyor William Weaver visited the property with the building owner’s surveyor in order to carry out a schedule of condition and to measure the area of the section of raised party wall that was to be enclosed. This last exercise was significant because “there is no such thing as a free wall”. In order to use the wall, the building owner has to pay half the cost of building it. The surveyors agreed the cost based on current prices and confirmed the sum in the award.
The party wall matters were concluded smoothly. The works are currently ongoing and the adjoining owners are looking forward to receiving their “windfall” payment.
