Peter Barry’s team of RICS regulated surveyors work from our offices in Brent Street, Hendon NW4 and are available to provide party wall advice or arrange a survey on any home in the North West London area.
If you are in the process of buying a home, whether your property search centres on Cricklewood, Hendon or West Hampstead, our surveyors are on hand to give you peace of mind and the confidence to proceed with your most important purchase.
It’s hard to believe that the majority of buyers still exchange contracts on the strength of a 20 minute inspection which is not even undertaken on their behalf. The sole purpose of the lender’s valuation is to check that the property provides adequate security for the sum being lent. You really need to arrange your own detailed survey to ensure that you have a good understanding of what you are buying.
We offer both RICS Level 2 and Level 3 Home Surveys and can advise on which best suits the property you are buying before providing a competitive quote.
The Party Wall etc. Act 1996 sets out a framework within which surveyors can be appointed by owners to settle disputes relating to proposed work which has the potential to cause damage to adjoining properties. Whether you are the party undertaking the works or the owner of a neighbouring property our team of party wall surveyors are on hand to provide advice and guidance.
The process starts with the service of party wall notices on all affected adjoining owners. If the notice is not consented to, a dispute arises and the parties must appoint a surveyor to resolve that dispute by preparing a party wall award. The owners have the option of concurring in the appointment of a single agreed surveyor. The purpose of the party wall award is to authorise the proposed works while ensuring that they are undertaken with a minimum of risk and without causing unnecessary inconvenience to the adjoining occupiers.
Our dedicated team can prepare the notices on your behalf and are equally experienced in acting for either owner or as the agreed surveyor.
Our team of Chartered Surveyors have many years’ experience of inspecting properties. Whatever the style or type of property you’re buying you’ll feel more confident armed with one of our survey reports.

Piled foundations, even if the ground is being displaced rather than removed (such as with driven piles) is generally considered to be covered by Section 6 of the Part Wall Act. If the piles are deep, and it’s not unusual for augured piles to go down 10.0m+, the owners of all structures with 6.0m have to be notified. Piled foundation tend to be used when the ground is poor and it would therefore be costly or impractical to construct the more common trench fill foundations.
Our surveyor Justin Burns recently finalised the party wall awards for a project where, unusually, piled foundations were being used to support an outbuilding at the end of the garden. Piling is a comparatively low risk activity as the hole is supported by a sleeve immediately following excavation. Rather than ground movement, the risk to adjoining structures comes from vibration if the auger meets resistance or from the piling rig toppling if an adequate piling mat has not been constructed. These risks were mitigated in the award to protect the adjoining owners.
