One of our senior surveyors, Shaun Blake, recently conducted a pre-purchase survey of a house in Cyprus Street in Bethnal Green. The service involved understanding our client’s requirements and giving advice as to the survey options. Being a terraced house built in the 1850’s and located within the Victoria Park Conservation Area, the decision was taken to opt for the more detailed Level 3 Building Survey. The house had undergone some recent structural alteration and improvement. Issues identified included dampness from a roof leak and some internal plumbing, elements of joinery decay, defective brickwork and a need to improve levels of fire safety. Being a lengthy and detailed report, Shaun ensured that he was on hand to assist the client in discussing the content and help them make an informed decision on the purchase.

Our client was pleased with the report which they described as “wonderfully detailed’ and which ‘served as an effective tool in [their] negotiation with the vendor”.

Steve Hobbs, one of our team of specialist Chartered Valuation Surveyors, recently undertook a lease extension valuation for a private client on Warley Street in Tower Hamlets. The flat was originally part of a social housing development, having subsequently been privately purchased in the 1990s.

Being a relatively low value a straightforward matter, we were able to carry out the valuation on a desktop basis, minimising unnecessary costs for the client. Armed with a professional valuation report the client was able to proceed with their lease extension with confidence of the likely costs.

David Breeze, our surveyor, carried out an RICS Level 2 Homebuyer inspection for a two-bedroom flat in Bethnal Green, E2.

The findings were recorded in our clear, easy-to-understand report, which uses a traffic light system to indicate the severity of each issue. In this system, green represents elements in good condition, yellow highlights advisory concerns, and red signals issues that require immediate attention.

At the time of the inspection, the property was tenant-occupied and showed signs of poor maintenance, particularly in the ensuite bathroom. Heavy condensation and poor ventilation were noted in the ensuite, along with worn mastic seals around the bathroom fittings and fixtures. David advised the client on the necessary repairs and improvements to address these issues.

In a review left by the client, they mentioned how helpful they found David’s advice and said that it helped put their “mind at ease.”

About Bethnal Green

Bethnal Green is an area in London’s East End that is in the London Borough of Tower Hamlets. Whitechapel is to the south, while Bow is to the east.

Bethnal Green is a very mixed area, with a good stock of council housing, as well as an increasing number of trendy new apartments and townhouses.
