Recent Activity in Millwall E14

One of our Associate Directors, Matthew Price, was instructed as the adjoining owner’s surveyor on a project in Millwall where notice had been served by an owner who was intending to undertake works pursuant to the Party Wall Act relating to a rear extension.

The adjoining owner was concerned specifically with how the construction works being conducted in close proximity to their existing conservatory may damage or otherwise affect their property.

Matthew agreed the way in which the adjoining owner’s extension would be protected during the works with the building owner’s surveyor. This included specification of how the foundations in close proximity were to be dug and cast to minimise the risk of ground movement, and by extension, the risk of cracking and other damage occurring to the adjoining owner’s property. Where it is necessary to dig a foundations trench alongside the wall of an existing structure, a typical safeguard is to excavate sequential i.e. dig a metre, leave a metre etc. (referred to as ‘hit and miss’ casting).

About Millwall

Most people think of the football club when you mention Millwall but their current stadium, the (new) Den, is actually in Bermondsey and they’ve not played on the Isle of Dogs since 1910.

The district known as Millwall is located on the western and southern side of the Isle of Dogs. There was significant development in the area through the 1980s when it became part of a development zone. Millwall is bordered to the north by Canary Wharf and so has fantastic transport links with both DLR and London Underground stations within walking distance.

The oldest pub in the area is the Ferry House on Ferry Street which dates back to 1722. As it was the point where the ferry to Greenwich could be boarded back as far as the 1300s it’s possible that there was a drinking establishment of sorts on the site even earlier than the Ferry House.

The Space is a theatre located in a former Presbyterian church on Westferry Road. As well as live performances, the venue puts on workshops and provides performance opportunities through their participatory theatre project.

We booked a survey with Peter Barry Surveyors for the purchase of a home. Maianh was very quick to respond to our initial email and all follow up conversations. They also set us up with a pre-survey phone call with David Breeze (surveyor) who took the time to explain how the survey is conducted. They arranged access to the property directly with the realtor, and we received the report 4 working days later, after which we had another call with David to discuss the report and explained to us what the next steps were. We are now in the process of conducting the specialist surveys (with other companies) as per their recommendation.
