Property Surveys and Party Wall Advice in North Woolwich

Our senior surveyor, Shaun Blake, recently prepared a Specific Defect Report for a client in relation to an issue with dampness affecting two adjacent commercial units on the North Woolwich Road. A Specific Defect Report is written to the same level of detail as an RICS Level 3 Building Survey but focuses on one to two particular issues.  Our client had been approached by the owner of the adjoining unit with a complaint about dampness in and adjacent to the party wall.

The two properties comprise side by side two storey units set directly beneath the A1020 Silvertown Road expressway structure. An inspection was undertaken, with methodical dampness testing conducted to identify any similar problems and sources of dampness on the client’s side. Shaun was able to pinpoint areas of leakage from pipework/fittings, allowing the client to take prompt action and mitigate liability for damage in the adjacent unit becoming significantly worse.

A client recently reached out to our team wishing for a Level 2 (Homebuyer) survey to be carried out on a two-bedroom purpose-built flat in the North Woolwich area. David Breeze, one of our surveyors, conducted the inspection and found no significant issues with the property.

In his detailed report, David noted that features of the property, such as doors and ceilings, were in good condition and would not require any immediate improvements. He described the materials of all elements within the flat, commenting on the finishes of the walls and floors. David did advise the client to check documentations, like the EWS1 form to assess the fire risk of the cladding.

Following the inspection, David called the client to discuss his findings and offer general advice about purchasing a leasehold property. His reassurance gave the client the confidence to proceed with the purchase.
