Recent Activity in Wembley HA0 & HA9

We recently completed an RICS Level 2 Report (formerly known as a ‘Homebuyer Report’) in relation to a 2-bed apartment in a modern block located just north of the OVO Arena in Wembley HA9.

The block was constructed in 2017 so ideal for a Level 2 Report with its traffic lights system of reporting – elements that require urgent or costly works receive a Condition Rating 3 (red), elements that require non-urgent attention receive a Condition Rating 2 (amber) and elements that are in acceptable condition receive a Condition Rating 1 (green). The report covers both the relevant flat and the communal and external areas.

The subject flat was in generally good condition, but one issue was highlighted in the report that would be costly to repair (Condition Rating 3). The ceramic tiles to one of the bathrooms had started to de-bond which was causing the grout to crack. This indicates a failure of the adhesive and is something that’s only going to get worse over time. It would be very difficult to take up all the tiles, clean them and re-lay so the remedy would be starting over plus the associated costs of temporarily removing fittings and decoration.
