Our senior surveyor, Shaun Blake, recently undertook a pre-purchase survey of converted lower ground floor flat within a semi-detached house in Earlham Grove, Forest Gate, E7. Advice on the survey options allowed our client to make an informed decision to opt for the more concise and economic Level 2 Home Survey. The survey inspection was booked and the survey delivered with a quick turnaround.
The inspection included the exterior of the building as a whole to help the client understand both the direct liabilities for problems within the flat, but also the likelihood of wider issues that could impact on future service charges. The latter being particularly important with just three flats in the building.
Issues of concern identified included miscellaneous external maintenance and repair items, together with widespread and serious dampness issues. The service included reviewing follow up information on past dampness treatment work provided by the vendor, together with a calls with the client to discuss the report and the need for further investigation before committing to purchase.

Situated in the London Borough of Newham, Forest Gate is a residential area that borders Manor Park and lies just to the south of Wanstead Flats.
Forest Gate enjoys some of the amenities of nearby Upton Park, with Green Street just nudging into its territory. There is a good selection of period property, ranging from large houses to conversion flats in Victorian buildings. However, there is also a great deal of more modern housing. This is standard across much of the East End as bomb damage was extensive here during the Second World War and housing had to rebuilt quickly. Wanstead Flats Park is a big selling point for this area. It is part of Epping Forest and is a massive area of open grassland that provides a huge amount of recreational space for residents.
Trains from Forest Gate mainline station will take you into London Liverpool Street in under 15 minutes. There is no underground station here but Wanstead Park is fairly close and this is on the Central line.
