Our senior surveyor, Shaun Blake was instructed to undertake a pre-purchase survey of a flat in Mornington Road in Leytonstone. Being a purpose built leasehold flat in a block, a Level 2 Home Survey was chosen to provide a concise and economic report upon the urgent and serious issues. The inspection included the interior of the subject flat and common parts, together with the outside of the block as a whole. Defects identified included problems with the external maintenance of joinery and decorations, potential asbestos containing materials, concerns over fire separation and damage caused by leakage from the flat above. The report was turned around quickly, with Shaun ensuring that he was available to chat through the issues.

Our client was pleased with the report and commented that she found it “clear and easy to understand”. She thanked Shaun for “taking the time to reply to me personally when I had a couple of questions”.

Our surveyor, David Breeze, conducted an RICS Level 2 Homebuyer Report and Valuation on a two-bedroom flat in Leytonstone for a client. The client was concerned about dampness within the property, and David identified that the internal damp issues were due to damaged rendering, which he recommended be repaired. He also noted that the chimney stacks had concrete flashings, which could lead to internal water penetration, advising that these be replaced with lead flashings. Additionally, the flat roof had an inadequate angle, causing ponding, and high damp levels were recorded, particularly around the windows. The roof space, constructed from timber, showed high moisture levels, indicating that repairs were necessary.
After comparing similar properties, David disagreed with the asking price and advised the client to renegotiate for a lower price.

In her review, the client expressed that she was “very happy” with our services, praising the thoroughness of the report and stating that she would “highly recommend” us.

About Leytonstone

Leytonstone is located at the southern end of the London Borough of Waltham Forest between Wanstead and Stratford.

The area is well served with green space including Wanstead Park and Wanstead Flats; the latter being part of the vast Epping Forest and great venue for sports, picnics or just enjoying nature. Less well known is the area’s connection to Alfred Hitchcock who was born above his father’s grocery shop on the High Road in 1899. The connection is celebrated in a set of mosaics on display in Leytonstone Station.

A feature of Leytonstone’s nightlife is Luna Lounge, an independent venue with live music most evenings including open night and jam sessions, located to the north of the area on Church Lane. The venue also run the occasional comedy nights.

Transport links are excellent with Leytonstone Central line Underground Station connecting to both the City and West End supplemented by two Overground stations – Leytonstone High Road and Leyton Midland Road.
