Flat owners contribute towards the maintenance of the external and communal parts of a block, either on a on-off basis or via an annual service charge. When purchasing a flat, it’s therefore important to gain a good understanding of what works are likely to be required to the shared parts.

Our consultant surveyor, John Boret, recently completed an RICS Level 2 ‘Homebuyer’ Report on a second floor flat within a 1960’s purpose-built block located just off Sudbury Hill in HA1. The report highlighted ‘spalling, localised minor cracking and staining’ to the external walls of the black. ‘Spalling’ is the delamination of bricks caused by the freezing/thawing cycle and indicates that the brickwork has been wet for extended periods. This is supported by the presence of water staining. Although the cracking is minor it will need to be made good to prevent water ingress.

The report painted a picture of a property that had been neglected in terms of maintenance and would therefore have some ‘catching up’ to do in the future. As this would be at the expense of our client, it’s important that they go into the purchase with their eyes open.
