We often receive enquires from landlords who receive a party wall notice for a property that they rent out to tenants. In this scenario we must ensure that both landlord and tenant are given clear and concise advice throughout the process to manage their specific expectations.

Once such landlord got in contact with one of our surveyors, James Merewether, regarding a property he rented out in Streatham, South West London. The building owners served notices stating their intention to build a single storey rear extension. The landlord was concerned that the works would cause disruption to his tenants’ enjoyment of the property and also had concerns regarding potential damage during the proposed excavation works.

James agreed several provisions with the building owner’s surveyor which were confirmed in the party wall award to ensure that the tenants would be subjected to the minimum amount of inconvenience. Fortunately, the contractor took the contents of the award on board and there were no issues were reported during the construction process.

A building owner in the Streatham area, a short walk of Tooting Commons, recently obtained planning permission for a ground-floor rear extension. They approached us, having already navigated the Party Wall process with their neighbour a few months earlier.

The owner was anxious about the process due to a strained relationship with their neighbour and felt uncomfortable communicating directly. David provided reassurance and offered to act as their representative when necessary. The neighbour appointed their own surveyor, and the process was handled efficiently. The Party Wall Award was completed a month after serving the notices.

The building owner was very pleased, as the agreement was finalized, allowing their builder to commence the project on schedule. He kindly left a review stating “I received excellent service from the time I contacted them to conclusion”.
