The RICS Level 2 Home Survey (formerly called a Homebuyer Report) is a mid-level economical property survey designed to give you clear, practical insight into a property’s condition so that you can make an informed buying decision before exchanging contracts. It’s recommended for mainstream properties in a reasonable state of repair without obvious major defects.

What’s Included in the Report?

When you commission this survey, your surveyor will:

  • Inspect the property inside and out, including the grounds.
  • Use a traffic-light condition rating system for key building elements:
    • 🔴 Red – Serious defects needing urgent attention
    • 🟠 Amber – Defects needing repair or replacement in due course

About Maidstone

Maidstone is the largest town in Kent and lies 32 miles east-south-east of London. The River Medway runs through the centre of the town, linking it with Rochester and the Thames Estuary.

He began his career in property sales before moving into residential surveying, where he developed strong technical knowledge and practical experience.

He divides his time between party wall matters and residential survey work, drafting notices and awards as well as undertaking Level 2 and Level 3 Home Survey inspections for clients.

Outside of work, James enjoys bike touring and attending music gigs, making the most of his free time.

It was a super easy, well informed experience start to finish. The surveyor had to deal with a very tricky and fairly unique situation with one of my neighbours and did so professionally and fairly.
