Our Valuation Process

1. Initial Enquiry

Contact our team by phone or email to discuss your valuation needs. We’ll explain the process clearly and provide a fee quotation based on your specific requirements.

2. Formal Instruction

Once you’re happy to proceed, we’ll issue our terms of business and confirm your instruction, allowing us to arrange an inspection with a Chartered Valuation Surveyor.

3. Property Inspection

The surveyor will attend the property to carry out an inspection, recording details such as construction, layout, condition, measurements, and accommodation, supported by photographs where appropriate.

4. Valuation Report

Following the inspection, comparable sales evidence will be analysed and a detailed written valuation report prepared. Reports are usually issued within four to five working days of the inspection.

5. Aftercare and Support

We remain available to answer any follow-up questions. Where necessary, we can also assist with expert witness valuation work, discussions with HMRC, or negotiations with third parties.

Property Valuation FAQs

What is a residential property valuation?

A residential property valuation is a professional opinion of a property’s market value at a specific date, based on current market conditions and comparable sales evidence.

What does the valuation process involve?

Most valuations involve a physical inspection of the property followed by research into recent sales of similar properties in the local area. In limited circumstances, a desktop valuation may be suitable where access is not possible.

How is the value of a property calculated?

Surveyors typically rely on the comparable method, assessing recently sold properties and adjusting for factors such as size, condition, location, and overall specification.

When is a property valuation required?

Property valuations are commonly needed for probate and inheritance tax, capital gains tax, divorce or separation, shared ownership staircasing, Help to Buy equity loan redemption, and before buying or selling a property.

Why instruct a Chartered Surveyor instead of an estate agent?

Estate agents can provide informal price opinions, but they are not qualified to produce formal valuation reports and are not regulated in the same way as Chartered Surveyors.

A Chartered Valuation Surveyor provides independent, fully researched, and professionally accountable valuation advice.

How much does a valuation cost in London?

Fees vary depending on the property, valuation purpose, and complexity of the instruction. Please contact our team for a tailored quotation.

The RICS Level 2 home survey report was written by David Breeze and it was complete, concise and very helpful. David also talked us through aspects of the survey that were important and we were really pleased that he and the company were recommended to us.
Great experience, comprehensive repost, clear communication and all round an excellent and professional service
The survey was thorough and clearly a Level 3 — the level of detail on individual items was genuinely useful and has directly informed the specialist inspections that would need to be commissioned. The condition ratings were clear and the cost estimates were useful.
